Rates aren't about
houses right now.
- The Fed left rates alone โ but the new boss hinted at what's coming next.
- Mortgage rates are bouncing because of oil prices, not houses. Buyers showed up anyway.

- The Fed met with a new boss in charge (Kevin Warsh, the new Fed Chair) and left interest rates right where they were. The signal underneath: they're in no rush to lower rates while prices are still high โ so don't count on a big drop soon.
- Mortgage rates barely moved. The 30-year fixed is sitting around 6.55% โ a little lower than this time last year.
- Prices rose 4.2% last month โ but that's mostly gas and energy costs, not homes. The "core" number (everything except food and gas) was a calm 2.9%.
- Buyers showed up anyway. Home sales hit a 5-month high, even with prices at a record $429,300. First-time buyers were 35% of all sales โ the most since 2020.
Rates aren't climbing because of houses โ they're climbing because of oil prices overseas. So the smart move is finding the right home while there's more to choose from, not waiting around for a "perfect" rate.
