August was about being seen. September is about being answered. This month your content has one job: give a real person a specific, low-effort reason to respond to you — a comment keyword, a question they actually want to answer, a resource worth a DM, or something so useful they send it to someone else.

Impressions do not fill a pipeline. Replies do. Every one of the fourteen posts below has a built-in response mechanism, and your job is to answer every single person who uses it.

Rule: customize the first slide, the first line, and the CTA before anything else. Those three decide whether the post reads as local or as a template. Everything else is polish.

Local, opinionated, and the fastest way to prove you actually watch this market. Keep it kind — talk about pricing and positioning, never the owners.

2. Just checking in

"Checking in on the person who said 'maybe next spring' in March."

The follow-up reel. Warm, not pushy. End on "want me to run the numbers again?" and then actually go send that text to five people.

3. Realtor-to-English

"'Cozy' means you will meet your partner in the hallway and one of you has to back up."

Pull three lines from the dictionary carousel. Highest share potential of the month — and it invites DMs of listing descriptions to translate.

4. What I actually do all day

"7:02am. 9:47pm. Same day. Here's what happened in between."

Film real footage across one genuine workday. Pair it with the day-in-the-life carousel that same week.

5. Fall in [City]

"Seven things that make fall in [City] worth the ninety-degree September."

Post around September 22. Original local footage only — this one lives or dies on whether it looks like your town.

6. What a Tuesday looks like here

"What a regular Tuesday actually looks like when you live in [Neighborhood]."

Nobody moves for square footage. They move for the Tuesday. Coffee, the walk, the park, the street at golden hour — sell the ordinary week.

7. The text I got today

"I got a text today that I'm going to be thinking about for a while."

A real, anonymized client win. No production, no music swell — just you telling it. Get permission and strip anything identifying.

8. The thing everyone walks past

"Everyone walks right past this, and it's the first thing I look at."

Point the camera at the unglamorous thing — the panel, the grading, the window seals. Expertise reads louder than a pretty kitchen.

Caption + discovery

Write for people first, then help search understand

The September caption shape

CTA first. This month the ask goes at the top, not the bottom. Most people never reach the last line of a caption — so the response cue leads, and the value follows it.

Line 1: the ask — comment a keyword, DM a word, or send this to someone.
Line 2: [City or neighborhood] + the buyer or seller question + the specific promise.
Then: the substance, in short one-line paragraphs.

Do this

  • Use the real city or neighborhood name in the first two lines and in your on-screen text.
  • Exactly five hashtags, all specific to place or topic.
  • One CTA. Save, send, comment, or DM — pick one and mean it.
  • Add alt text when the visual carries property or location context.
  • Answer every comment and DM the same day.

Do not do this

  • Do not publish a caption with a bracket still in it. Read it out loud before you post.
  • Do not make fair-housing assumptions about who a neighborhood is "for." Describe amenities, not people.
  • Do not rank or characterize schools. Point to the district's own data instead.
  • Do not name the owners or address of a listing you are critiquing.
  • Do not quote a rate, price, or statistic you have not checked this week.

Customize the month without overcomplicating it

Before September starts

  • Build your buyer's cost sheet. It is the one post that needs an asset behind it.
  • Pick four Labor Day spots and seven fall spots — real places you have been.
  • Pull your own numbers: days on market, what sold, what reduced.
  • Record 12–15 vertical clips in one filming block.
  • Replace every bracket. Write the first line and the one CTA for all fourteen posts.

Measure what matters

  • Replies: comments and DMs that were a real human sentence.
  • Sends per reach: did people forward it?
  • Saves per reach: was it worth keeping?
  • Conversations started: how many turned into a back-and-forth?
  • Appointments: the only number that predicts your fourth quarter.
