Nail the appointment. Get it live before the holidays.

You spent September asking. Five appointments set, five referrals requested, three walkthroughs offered, every "let me think about it" logged. October is the step the Bee-Line has been building toward all year: Nail β€” you sit down with them, you run the consultation, and you turn a yes into a signed agreement.

The calendar is doing half the work for you. A listing that goes live in the first two weeks of October still gets a real fall market. One that waits until November gets a holiday. Your Now bucket already knows who needs to hear that.

Rates are the highest they've been in a year, and that is the headline every one of your clients is reading. It is also not the whole story. Inventory is up, four in ten sellers have already cut, and the buyers who were outbidding your people in June have gone quiet for the year.

That combination is what makes an October consultation worth having. Your buyer has less competition than they've had since 2015. Your seller has a real window that closes around Thanksgiving. Neither of them will work that out from a headline β€” that is the job.

Five weeks

The Plan

Week One Β· October 1–2 Initiate

Carry the Now bucket across the line.

Two days. Do not start the month by building something new β€” start it by opening the list you scored on September 30.

  • Open your Now bucket and put a date on every name. Not "soon." A day.
  • Confirm every appointment you set in September β€” in writing, with a time and an address.
  • Reach back to every "let me think about it" from Week Four with one specific thing that changed: a price cut, a new listing, a number.
  • Block the consultation slots you'll be filling all month, before anything else takes them.
  • Send the Buyer Guide to anyone who went quiet. It re-opens a conversation without asking for anything.

If you only do one thing: confirm the appointments you already set. More deals die from an unconfirmed Tuesday than from a bad market.

Week Two Β· October 5–9 Nail

Run the consultation like it's the job. It is.

This is the week the Bee-Line has been pointing at since August. Sit down with people. In person if you can, screen share if you can't.

  • Hold three consultations β€” buyer, seller, or both. Booked is not held.
  • Walk every seller through a net sheet. Not a price β€” what they actually walk away with.
  • Walk every buyer through the real monthly number with your lender on the line. You do not quote payments; they do.
  • Ask the closing question out loud: "Is there any reason we wouldn't move forward?" Then stop talking.
  • Leave every appointment with a signed agreement or a scheduled next step. Never with "I'll follow up."

If you only do one thing: ask the closing question and let the silence sit. That pause is where the actual objection comes out.

Week Three Β· October 12–16 Nail

Get it live before the holidays.

A listing that launches this week still has a fall market to sell into. Two weeks later it's competing with Thanksgiving.

  • Take two listings live. Photos, copy, launch plan on a calendar β€” not on vibes.
  • Price against what closed, not what's sitting. Show the seller both.
  • Offer three pre-listing walkthroughs to the Later bucket. That walkthrough is January's listing.
  • Make two lender introductions this week. A pre-approval in October is a contract in November.
  • Come to Coffee + Content on the 16th and bring one thing you're stuck on.

If you only do one thing: get one listing live. Everything else this month gets easier when you have inventory.

Week Four Β· October 19–23 Listen

Handle "we'll wait until spring" β€” for real this time.

You will hear it every day this month. It is almost never about spring. Your job is the second question, same as Week Three in September.

  • Write down every objection you hear this week, in their words. Patterns show up fast.
  • For "rates are too high": calculate their life rate before you say a word about the market.
  • Then show competition, days on market and concessions in their price range. Let the lender handle the payment.
  • For "we'll wait for spring": show them what spring looked like this year β€” more buyers, less room, same houses.
  • For "we're just not sure": that's a timeline question, not a market one. Go find the real date.
  • Follow up with all five. The deal is usually on touch five to twelve, not touch one.

Calculate their life rate

Nobody has one interest rate. They have a mortgage, a car, a couple of credit cards, maybe a student loan. Their life rate is the blended average across all of it β€” and when people actually add it up, it usually lands north of 11%.

That reframes the whole conversation. They are not choosing between a 6.5% mortgage and a 7.45% one. They are choosing between an 11% life and a 7% one. For a lot of the people sitting in a house they bought during COVID and never loved, selling, clearing the high-interest debt out of their equity and moving into the house they actually want brings that blended number down into the 7s β€” and takes hundreds or thousands off what they pay every month.

Your lender runs this, not you. You bring the idea and the house; they run the real numbers and handle the disclosures. And say the honest part out loud β€” it only works if the equity covers it, and rolling unsecured debt into a mortgage stretches it over thirty years. Run it both ways before anybody signs anything.

If you only do one thing: add up one client's life rate with your lender. It is the single most convincing math in this market.

Week Five Β· October 26–31 Evaluate & Evolve

Score it, then build the quiet season on purpose.

Same honest look you took on September 30 β€” but now you're scoring conversion, not activity.

  • Count it: consultations held, agreements signed, listings live, referrals received.
  • Work out your real number β€” how many conversations it took you to get one appointment, and one appointment to get one signature.
  • Name what you'll stop doing in November. There's always one.
  • Build your holiday touch list now, while you have time to make it personal.
  • Carry the Now bucket into November with a documented next step on every name, and book the outreach blocks before the calendar fills.

If you only do one thing: find your conversations-to-appointment number. It's the only number that tells you what to do differently.
