for us, not for them

The Hive's September Content Plan

Thirty days on our own account. Attract agents by naming their problem, earn trust by teaching what we learned, then hand them a template and walk them to a free account.

The engine

We already built the source material

Everything this month comes from what we made for members

The 13 carousels, the 8 Reels, the cost sheet, the AI lesson, the Bee-Line, and every stat we dug up building the strategy pages β€” that's the content. We're not inventing a second month of work. We're showing agents what we made and why it works.

Which is the most honest funnel there is: here's the problem you have, here's something real that helps, here's where the rest of it lives.

Attract

16 posts. Agent-life humor and the problems they don't say out loud. The DocuSign bit, the bonnet-to-car cut, Realtor-to-English, the Sunday content scramble.

These get reach. They're also the only posts an agent sends to another agent.

Trust

25 posts. Give away the research. Hashtags don't work. 81% of sellers call one agent. Six touches converts 70% better. AI writes fair housing violations by default.

Teaching for free is what makes paying feel obvious.

Convert

19 posts. The drop itself, the cost sheet, the Bee-Line weeks, Coffee + Content, and the direct invitation.

Never on its own β€” always after we've been useful.

Three threads running through the month

  • Your story β€” Sept 5 and Sept 19. Two teachers who kept getting asked how, then the sincere one about why you left and never really stopped. Early enough that people know who they're following before you ask them for anything.
  • Forza β€” Sept 11 and Sept 25. First the partnership tied to the origin: The Hive exists because a group of lenders believed every agent deserves real coaching. Then genuine education β€” the five questions to ask a lender, with Edgar and Jorge, bilingual, straight answers. Both posts need the NMLS disclaimer.
  • Coffee + Content β€” Sept 22, 26, and 30. Announce on the first day of fall, tease from Austin on the 26th, last call on the 30th. Capped seats, so the runway matters β€” three touches across nine days without nagging.
The engine inside the engine

Ten template drops, ten routes to a real lead

Twice a week we post the actual template, ask for a comment, and DM them to a signup that captures name, email, and phone. The post is the sample β€” that's what makes anyone bother signing up.

How the flow runs

1 Β· Post the real thing. Not a mockup, not a teaser β€” the actual carousel, reel, or cost sheet page. Agents can tell the difference immediately.

2 Β· Ask for one word. CTA on the first line. Comment-led CTAs earn about 202% more comments, and this is the whole point of the post.

3 Β· DM everyone who comments. Same day. This is the step that converts, and it's the step people skip.

4 Β· Send them to the signup, not a file. Never DM the template itself. The free account is the point β€” it captures name, email, and phone, which is the entire reason we're doing this. A PDF sent in a DM gets you a thank-you and nothing else.

5 Β· The account does the rest. Once they're in, they get tagged, they land in the follow-up sequence, and September To Do is sitting there with everything in it. The template was the reason they signed up β€” the month is what keeps them.

The DM, word for word

Hey [name] β€” thanks for commenting! Here's how to grab it: 1. Go to therealtorhive.com 2. Set up your free account β€” name, email, phone, takes about 30 seconds 3. Once you're in, open September To Do in the main menu [What they asked for] is in there, along with the rest of this month β€” 13 carousels with captions already written, 8 reels with trending audio, the stories, and the buyer's cost sheet. The account is free and stays free. We just need to know where to send you next month's. Stuck anywhere? Reply here and I'll sort it. β€” The Jenns

Say why you need the signup. "We just need to know where to send you next month's" is true and it lands better than an unexplained form. Agents are used to being farmed for contact info β€” telling them what it's for is the difference.

Personalize the first line every time. A DM that opens with their name and references what they actually commented converts; a copy-paste blast reads like a bot and burns the goodwill the post just earned.

If the volume gets big, automate the first message only β€” then answer the replies yourself. Never automate the whole conversation.

One thing to watch: the phone field is where signups drop off. If conversion looks weak after the first two drops, make phone optional on the form and collect it later β€” a free account with an email beats a perfect form nobody completes.

The ten keywords

  • REELS Β· Sept 2 β€” all 8 reels with hooks, shot lists, audio, captions
  • PLAN Β· Sept 6 β€” the Bee-Line, five weeks of pipeline work
  • FOLLOW Β· Sept 9 β€” the 25-message system from Week 2
  • NUMBERS Β· Sept 11 β€” the five questions to ask a lender, from Forza
  • DICTIONARY Β· Sept 14 β€” the Realtor-to-English carousel
  • RULES Β· Sept 16 β€” the nine-tile grid post template
  • COSTS Β· Sept 18 β€” the fillable Buyer's Cost Sheet
  • VOICE Β· Sept 21 β€” the 15-minute prompt that teaches AI to write like you
  • TEMPLATES Β· Sept 23 β€” all 13 carousels with captions
  • STORIES Β· Sept 28 β€” eight stories plus the bonus

Keep a note of who comments on which. The keyword tells you what they want β€” someone who comments COSTS is a different agent than someone who comments VOICE, and that's worth knowing when you follow up in October.

The month

Thirty days, day by day

A Reel and two feed posts every day, plus a template drop twice a week β€” 100 posts across the month. Eight days are marked: the launch, both story posts, both Forza posts, the fair housing post, the event announce, and the close.

The carousels

Twenty carousels, slide by slide

Every one starts with a problem agents actually have and ends somewhere useful. Slide one is the hook β€” it has to earn the swipe on its own.

Coverage check

Every angle, accounted for

Built by listing what agents actually need and refusing to leave a gap. If it isn't here, tell us and we'll add it.

Their problems

  • The blank calendar on the 1st
  • The Sunday night scramble
  • Follow-up that dies in week two
  • No system for the database
  • Posting without leads
  • Marketing eating prospecting time
  • Brand that looks like everyone else's
  • Not knowing what's working
  • Sellers who won't list
  • Buyers who are stalled

Their objections

  • “I don't have time to post”
  • “I'm not good on camera”
  • “AI will make me sound fake”
  • “I'm not really on social media”
  • “I don't want to be salesy”
  • “My market is different”
  • “I'll start when things slow down”
  • “I need a bigger following first”

What we teach

  • All five Bee-Line weeks
  • The algorithm research, sourced
  • Format strategy β€” reels, carousels, stories
  • The AI voice tool + prompt library
  • Fair housing and AI risk
  • The Instagram music fix for business accounts
  • Follow-up math and the referral script
  • Current market data for client conversations
  • The four agent archetypes
  • Time blocking and Five Before Nine

What we offer

  • The free monthly drop
  • All four membership tiers, explained
  • Post + Go β€” done for you
  • Customized Content β€” the top tier
  • The Buyer's Cost Sheet
  • Hive AI Caption Pro
  • The AI Prompt Library
  • Coffee + Content, October 16

Who we are

  • The origin β€” two teachers
  • Why we left and never really stopped
  • Behind the scenes of a monthly build
  • Forza β€” the partnership that makes it possible
  • Forza β€” real lender education
  • Member spotlights, twice
  • Our own September numbers, honestly

September specifics

  • Q4 starts now β€” the calendar math
  • The lock-in effect and who your seller is
  • Inventory, rates, and affordability
  • Median first-time buyer is 40
  • Labor Day and first day of fall
  • What to say when a client says wait
  • The Q4 checklist
  • October preview and the close

How to actually run this

  • Three posts a day is the aggressive version. Reel in the morning, main feed post midday, second post evening. If that's too much, the third slot is the one to drop β€” never the Reel.
  • Batch the Reels. Most of the Attract ones are the member Reels β€” we already wrote the hooks and shot lists. Film six in a block.
  • The Trust carousels write themselves. Every stat is already in the strategy pages with its source. Pull, don't research twice.
  • CTA on the first line. Comment-led CTAs earn about 202% more comments, and comments are how an agent becomes a conversation.
  • Two hashtags, not five. We changed the member guidance for this reason β€” our own feed should follow it.
  • Forza posts carry the disclaimer. Guaranteed Rate, Inc. dba Rate; NMLS #2611. Equal Housing Lender. Same block that's on the September To Do page β€” copy it from there.
  • Answer everyone within 24 hours. 70% of a post's views land in the first three days. That window is the whole game.

The one rule for our feed

Every Convert post follows something useful. Never two asks in a row. An agent who has learned three real things from us this month doesn't need convincing on day 30 β€” they need a link.

Consistency Compounds. XOXO, The Jenns
