How to Use This Caption Bank

Replace every bracketed field. Specific place names, property details, client needs, and factual local information make the caption more searchable and more useful.

Before Publishing

Why This Structure

What is an appraisal, pre-approval, title search, or DTI? Here is the plain-English version for homebuyers in [City], [State].

An appraisal is an independent opinion of a property’s value, commonly required by a lender during a financed purchase.

A pre-approval is a lender’s conditional assessment based on reviewed financial information. It is stronger than a casual online estimate, but it is not a final loan commitment.

A title search reviews public records for ownership, liens, claims, and other issues that may affect the transfer of the property.

DTI means debt-to-income ratio: the portion of gross monthly income used for qualifying monthly debt payments. Acceptable ratios vary by loan program and borrower profile.
