How to use these

New here? Start with the Top 10 Must-Haves below โ€” then follow the three steps from class.

  1. One question per campaign. Each high-intent question is its own audience โ€” don't blend them. One question, one ad, one clear answer.

The OpenAI ad portal asks for these fields. Each template below gives you a copy-able value for every one.

โš ๏ธ A note on the finance-flavored templates

Five templates touch financing — affordability, cash needed, 3.5% down, credit, and ITIN. Real estate runs fine on ChatGPT ads, but financial services is a restricted vertical with manual, case-by-case approval — and a solo agent isn't an approved financial advertiser. An ad that reads like a loan ad can get rejected or limited.

So run these the agent's way: talk about homes and the search, not rates, loan products, or "you qualify" claims. Point them at your own buyer-education page, and send the actual loan and credit questions to your lender partner — which keeps you clear of the platform's financial rules and of TILA, ECOA, Fair Housing, and RESPA.
